Is warped door frame landlord or tenant responsibility in Dubai?« Back to Previous Page
|
We’ve lived in our Jumeirah villa for about a year, and the wooden frame around our front door has started to noticeably warp and crack, especially after the recent humidity. I can’t tell if it’s just normal wear or something more serious. As a tenant, am I responsible for repairing this, or is this the landlord's duty under Dubai municipality housing standards?

Based on Dubai's rental law (Law No. 26 of 2007), the responsibility for maintenance falls into two categories. Structural and major maintenance is the absolute responsibility of the landlord. This includes the core building elements like foundations, main walls, and the external doors and windows which are integral to the villa's envelope and security.
A warped and cracking door frame, especially on the main entrance, is typically considered a structural element. The recent humidity you mention is a key factor; this is a very common issue in the UAE climate where wood absorbs moisture, expands, and then contracts, leading to warping and cracking. This isn't normal wear and tear from daily use; it's a failure of the material to cope with the local environment, which the property is required to withstand. As a tenant, your responsibility is generally limited to minor internal maintenance and repairs due to your own negligence or misuse. Since this is the front door and the damage is environmentally induced, this strongly points to the landlord's duty to rectify it. However, I must STRONGLY recommend a professional inspection. The warping could be a surface issue, but it can also be a symptom of a more serious underlying problem like water infiltration from a leaking sealant or a more significant moisture issue within the wall that needs immediate attention to prevent mold growth or further structural compromise. For a definitive assessment and a detailed report you can present to your landlord, it's best to get a certified expert opinion. You can call our team at 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection. We can identify the root cause and provide documentation outlining the necessary repairs, which will help clarify responsibility with your landlord. |
