Mold from AC leak causing my illness in Dubai?« Back to Previous Page

The AC in my bedroom has been leaking a little bit for the past two weeks and I just noticed a small patch of black mould starting to form on the wall behind the wardrobe. Ever since, I've been waking up every single morning with a stuffy nose, a dry throat, and a slight headache that goes away after I leave the apartment. I’m worried the mould is the cause. Is this a common issue in Dubai apartments, and should I be calling my landlord or a doctor first?

Good afternoon. Thank you for reaching out with your concern; this is an unfortunately common issue we encounter in the UAE's climate.

Your symptoms—morning stuffy nose, dry throat, and resolving headache—are classic indicators of poor indoor air quality, often stemming from microbial amplification, precisely like the black mould you've described. The continuous AC leak has created a persistent moisture source, and combined with our high humidity, it provides an ideal environment for mould growth. The spores become aerosolized and are circulated by the AC system, leading to your exposure while you sleep.

Yes, this is a very prevalent problem in Dubai apartments, often due to condensate drain line blockages or faulty installation.

You should contact your landlord or property manager immediately. Under Dubai's rental laws (Law No. 26 of 2007), landlords are obligated to maintain the property in a habitable condition, and this includes addressing moisture intrusions and mould growth that affect tenant health. Provide them with written notice and photos. Do not attempt to clean significant mould growth yourself, as improper handling can aerosolize more spores and exacerbate the problem.

Simultaneously, it is prudent to consult a doctor to discuss your symptoms, as prolonged mould exposure can irritate the respiratory system.

For a definitive assessment and remediation plan, I strongly recommend a professional indoor environmental inspection. We can identify the exact species of mould, the extent of the contamination behind the wardrobe, and the root cause of the AC leak.

Please feel free to call our experts at 800-MOLDS (800-66537) or email hello@saniservice.com for a comprehensive assessment. Addressing the moisture source is the critical first step to resolving your health concerns.
