Mold spreading from ceiling: AC issue or call inspector?« Back to Previous Page

We've lived here for 2 years and just noticed what looks like black spots spreading from the corner of our master bedroom ceiling. It's gotten much worse since the heavy humidity last week, and our AC unit is directly above that spot. Who can I call for a proper mold inspection, and should I get the AC checked first?

Based on your description, this is a serious situation that requires immediate professional attention. The pattern you've described—black spots spreading from a ceiling corner, exacerbated by high humidity, and located directly beneath an AC unit—is a classic indicator of a dual problem.

The most likely scenario is a condensation issue within your AC system. In Dubai's climate, air conditioning units run continuously, creating a significant temperature differential between the cooled air inside the duct and the hot, humid air in the ceiling void. This leads to condensation forming on the outside of the AC ductwork or drain pan. If the condensate drain line is clogged or the insulation is compromised, this moisture will saturate the ceiling material, creating an ideal environment for mold growth, which you are now seeing.

You are dealing with two interconnected issues: a building moisture problem (the AC leak/condensation) and a biological contamination problem (the mold growth). Therefore, you need both an AC technician and a certified mold inspector. However, the order of operations is critical.

Do not simply call an AC technician first. Disturbing the mold colony during repairs can aerosolize spores and contaminate your entire living space. The correct protocol is to first have a certified mold inspection to assess the extent of contamination, identify the moisture source definitively, and create a remediation plan. Only after the mold has been properly contained and the area made safe should an HVAC specialist address the mechanical fault.

For a proper inspection that complies with Dubai Municipality guidelines, I strongly recommend you call a professional environmental company like Saniservice. Their certified inspectors use tools like thermal imaging and moisture meters to pinpoint the exact source and extent of the problem without causing cross-contamination.

Call 800-MOLDS (800-66537) or email hello@saniservice.com to schedule a comprehensive inspection immediately. This is not a DIY situation; improper handling can significantly increase health risks and remediation costs.
