Mold testing and removal near kids' bed in Dubai?« Back to Previous Page

My kids have been coughing for the past two weeks and I just found black spots along the bottom of the wall behind their bunk bed, which is pushed up against the outer wall of our villa in Mirdif. I’m worried the humidity from the AC might be causing mold inside the wall. What’s the best way to get this professionally tested and treated here in Dubai, especially since it’s so close to where they sleep?

Thank you for your question. This is a serious concern, especially given the proximity to your children's sleeping area. The scenario you describe—black spots on an exterior wall behind furniture in a Mirdif villa—is a common issue we encounter in Dubai. The combination of our extreme exterior heat and humidity with year-round air conditioning creates significant temperature differentials across exterior walls. This leads to condensation forming inside the wall cavities, providing the perfect environment for mold growth, particularly when air circulation is blocked by large furniture like a bunk bed.

A professional inspection is absolutely critical here. DIY testing is not recommended as it often disturbs the spores and can exacerbate the problem. A certified inspector will conduct a comprehensive assessment, which includes moisture mapping with thermal imaging to identify the exact extent of the dampness within the wall, and air quality testing to determine spore concentration types in the room. This is vital for assessing potential health impacts and for planning the remediation protocol.

Regarding remediation, UAE regulations and best practices require containment of the affected area to prevent cross-contamination. The process involves the safe removal of contaminated porous materials (drywall, insulation) followed by HEPA vacuuming and abrasive cleaning of non-porous surfaces. The underlying cause, likely a condensation issue from the AC, must also be addressed to prevent recurrence.
