Should we DIY mold from AC leak with a toddler?« Back to Previous Page

The AC in our master bedroom has been leaking a bit onto the carpet for a couple of weeks and now I’ve spotted a few small black patches of mold starting to form on the baseboard behind the curtain. My husband thinks we can just spray it with bleach, but I’m worried about our toddler who sleeps in here with us. Is this a DIY fix or should we call a professional mold cleaning company?

This is a serious situation, particularly with a toddler in the home. While a small, surface-level mold patch might seem like a DIY candidate, the combination of an ongoing AC leak and a young child's vulnerable respiratory system makes professional intervention strongly advisable.

The black patches you see are likely just the surface manifestation, the "fruit" of the mold. The real problem is the hidden mycelium network growing within the baseboard, the drywall behind it, and potentially the carpet padding, all fueled by the constant moisture from the AC condensate leak. AC condensate water is a primary cause of indoor mold growth here in Dubai due to our extreme humidity and year-round AC operation. Simply spraying bleach on the surface is ineffective and can be dangerous. Bleach does not kill mold on porous materials; it only bleaches the visible colour. More critically, it can agitate the spores, releasing them into the air, and the fumes are a severe respiratory irritant for you and your toddler.

For a situation involving a persistent water source, porous materials, and an at-risk individual (your toddler), a professional inspection is the only safe course of action. We use moisture meters and thermal imaging cameras to map the full extent of the water damage and hidden growth. Remediation involves containing the area, safely removing contaminated porous materials, and using HEPA filtration to scrub the air of spores, not just wiping the surface.

Do not attempt to clean this yourself. For the health of your family, I recommend you call our specialists at Saniservice for a comprehensive assessment. You can reach us at 800-MOLDS (800-66537) or email hello@saniservice.com to schedule an inspection.
