Urgent: AC grinding noise and black mold in bedroom?« Back to Previous Page

The AC unit in my master bedroom has started making a loud grinding noise that keeps us up all night, and I just noticed a small patch of black mold on the wall next to it this morning. We've lived here for 2 years and just noticed this. Is this the kind of thing that requires an urgent report to Dubai Municipality, or can it wait for a regular maintenance check later this week?

Based on the symptoms you've described – a loud grinding noise coupled with visible black mold – this is absolutely a situation that warrants immediate attention and I would classify it as urgent.

The grinding noise from the AC unit is a serious mechanical warning sign, often indicating failing bearings in the blower motor or a compromised compressor. This mechanical stress can cause excessive vibration, potentially loosening drain line connections. When this happens, condensation, which is constant in our UAE climate, can leak into the interstitial spaces of your walls. This concealed moisture, combined with our high humidity, creates the perfect environment for rapid mold growth, which you're now seeing.

Regarding Dubai Municipality guidelines, while you may not need to file an "emergency report" for this specific instance, their health and safety regulations (such as the Dubai Public Health & Safety Code) mandate that residential units be free from dampness and mould that can affect occupant health. Persistent issues that are not remedied can become a compliance matter. The presence of Stachybotrys (black mold) is particularly concerning due to potential mycotoxin release.

Do not wait for a regular check. You need a professional inspection immediately. The mold patch you see is often just the "tip of the iceberg"; the contamination within the wall cavity is likely more extensive. A certified specialist will use borescopes and moisture meters to assess the full extent and implement containment protocols during remediation to prevent cross-contamination.

For a proper assessment and to get this resolved safely, you should call a professional service. You can reach out to us at 800-MOLDS (800-66537) or email hello@saniservice.com for an urgent inspection.
