My kids have been coughing at night and I’m starting to worry. I just pulled out some winter clothes from the storage room in our Jumeirah villa and found a bunch of dark spots on the wall behind the cupboard and a few of the jackets smell really damp. This room doesn’t get much air and I think the last time we had the AC duct cleaned was over a year ago. What’s the average cost to get a small storage room professionally treated for mold, and is it usually a per-room or per-square-foot quote here in Dubai?

For a small storage room like you're describing, you're likely looking at an average cost between AED 1,500 to AED 3,500 for professional remediation. This is usually a per-room quote for contained areas under a certain size (e.g., under 15-20 sqm), but for larger areas, it switches to a per-square-foot rate, typically ranging from AED 30 to AED 70 per sq. ft., depending on the contamination level.

However, and this is critical: that quote is for the remediation (the removal). You absolutely MUST get a professional inspection and possibly testing first. The dark spots and smell are clear indicators, but we need to identify the species (some are more hazardous than others) and the full extent, which often spreads inside walls or through the AC system. The kids coughing is a major red flag that shouldn't be ignored.

The inspection itself is a separate cost, usually around AED 800-1500, and includes a detailed report, which is essential for planning the remediation properly and is often required for villa management or if you need to make an insurance claim.
