Who is responsible for closet humidity in a rental apartment?« Back to Previous Page

My bedroom closet in my Jumeirah Village apartment has started to feel damp, and some of my clothes have a faint mildew smell. It’s been like this since the weather got really humid a couple of months ago, even though the AC is always running. I’m not sure if this is something I need to handle myself with a dehumidifier or if it’s the building management's responsibility to fix the ventilation. As a tenant, who is actually responsible for dealing with this kind of humidity problem?

Based on Dubai's Rental Law (Law No. 26 of 2007), the responsibility for closet humidity typically hinges on the source of the problem. If the dampness is a result of a structural or building envelope issue, such as a hidden water leak, inadequate external waterproofing, or a fundamental flaw in the HVAC ventilation system serving the apartment, then the obligation to investigate and remediate falls squarely on the landlord or building management.

However, the persistent high ambient humidity in the UAE, especially during summer months, often exacerbates microclimates within tightly enclosed spaces like closets. If the apartment's primary AC unit is undersized, not properly maintained (dirty filters/coils reducing its dehumidification capacity), or if the closet is overstuffed and has no air circulation, the tenant is generally responsible for mitigating this. The AC may be running but not effectively removing moisture from the air.

Your first actionable step is to inform your landlord/property manager in writing about the issue, as it could indicate a larger problem. Simultaneously, improve conditions by ensuring the closet is not overpacked, leaving a small gap for air exchange, and checking that the AC drain line is not clogged. For a definitive diagnosis of the moisture source—whether it's condensation due to a thermal bridge in the wall, an internal leak, or simply insufficient dehumidification—a professional inspection is crucial. We use thermal imaging and precise moisture meters to pinpoint the exact cause.
