Who is responsible for closet moisture in a rental apartment?« Back to Previous Page

Our master bedroom closet on the inside wall has started to feel damp and my clothes have a faint mildew smell, which has gotten way worse this past week with the high humidity. We’re in a Marina high-rise and I’m not sure if this is something I need to fix with a dehumidifier myself or if the building management or landlord is responsible for addressing the moisture in the walls. Who is legally obligated to handle this kind of humidity damage in a rental?

In the UAE, particularly in coastal high-rises like those in the Marina, high ambient humidity is a primary challenge. However, the responsibility for resultant moisture damage in a rental unit is not always clear-cut and depends on the source.

Generally, the landlord is legally obligated under Dubai Rental Law to provide a habitable property, which includes maintaining the structural integrity of the building envelope. If the dampness in your closet is due to a penetrating leak from external walls, faulty balcony seals, or a leaking AC condensation line within the walls, this is unequivocally the landlord's responsibility to rectify. The recent spike in humidity may have exacerbated an existing, hidden issue.

Conversely, if the problem is solely due to interstitial condensation—where warm, humid air from your apartment is penetrating the cooler internal wall and condensing—this can sometimes be considered a tenant-side ventilation issue. However, in our professional experience, this is rarely the only cause in modern buildings.

My strong recommendation is to not attempt a DIY fix with a dehumidifier, as this treats the symptom, not the cause. You need a professional inspection to identify the exact moisture source. Our team uses thermal imaging and moisture meters to definitively trace the origin. This report is crucial; it provides the evidence needed to formally request repairs from your landlord or building management, citing your rights. Letting this continue will only lead to mold growth and potential damage to your belongings.
