Who is responsible for mold remediation: tenant or landlord?« Back to Previous Page

The ceiling in our master bedroom closet in Jumeirah has had a small patch of black mold for a couple of months, but it’s gotten much bigger since the heavy dew last week. I’ve been wiping it down with vinegar, but it just keeps coming back. Who is responsible for getting this properly treated and fixed—is it me as the tenant, or is the landlord supposed to handle and pay for mold remediation?

Based on the UAE Civil Code, specifically Federal Law No. 5 of 1985, the responsibility for structural repairs and issues arising from the building's fabric falls on the landlord. A recurring mold problem on the ceiling is a classic sign of an underlying moisture intrusion issue, such as a leaking pipe in the slab above, poor insulation causing condensation (a huge issue here with our high humidity and dew points, especially after heavy dew), or a breach in the building envelope.

Your attempts with vinegar are a common DIY approach, but it's ineffective for a few reasons. Vinegar only tackles surface mold and does not address the root moisture source. More critically, it cannot penetrate porous materials like concrete and drywall to kill the hyphae (the root-like structures of the mold), which is why it keeps recurring.

As a tenant, your responsibility is typically limited to reporting the issue in writing to the landlord or property management company promptly and allowing access for repairs. You are also responsible for any mold damage caused by your own negligence, like failing to use exhaust fans. However, a closet ceiling points to a building issue.

Given the growth you've described, this is beyond a simple clean-up. I strongly recommend you stop wiping it and request a professional inspection. We can perform advanced moisture mapping and thermal imaging to pinpoint the exact source of the water, which is critical evidence for determining liability. The remediation itself must involve fixing the water issue, then proper containment and removal of affected materials to prevent spore dispersal.

For a definitive assessment and to understand your rights, call our specialists at 800-MOLDS (800-66537) or email hello@saniservice.com. We can provide a detailed report that clearly outlines the cause, which is essential for discussions with your landlord.
