Best eco-friendly window sealant for Dubai's extreme heat?« Back to Previous Page

Our villa in Jumeirah is only a few years old, but this summer our DEWA bill has been absolutely insane. I was checking the windows to see if any cool air was leaking and just noticed that the sealant around our large living room window is completely cracked and peeling away, letting in a ton of heat. What's the most effective and eco-friendly sealant I can use here that will hold up to the Dubai sun and heat?

As a specialist in the UAE's built environment, this is a classic issue we see, especially in villas in Jumeirah where solar gain is immense. That cracked sealant is a major energy drain, forcing your AC to work overtime and spiking your DEWA bill.

For an eco-friendly solution that withstands our climate, you need a high-performance product. Standard sealants fail quickly under the intense UV and thermal expansion/contraction. I strongly recommend a one-part, neutral-cure silicone sealant. Look for specifications like:

• UV Resistance: Must be explicitly rated for constant outdoor exposure.
• Movement Capability: +/- 50% minimum to handle the window frame's expansion and contraction.
• Temperature Range: Should perform from at least -40°C to +150°C.
• Low VOC: Ensure it's labeled as low-VOC (Volatile Organic Compounds) for better indoor air quality.

Brands like Soudal, Dow (Dowsil), or Henkel (Teroson) offer professional-grade silicones that meet these criteria. Avoid cheap acrylics or latex-based products; they will degrade within a single season.

Important: Before application, the old sealant MUST be completely removed and the surface meticulously cleaned with isopropyl alcohol. Any residue will cause the new seal to fail. The application is technically demanding for a lasting result.

For a job of this nature, where performance directly impacts your energy consumption and comfort, a professional assessment is wise. We can evaluate the entire window assembly for other leaks you might miss. Improper sealing can also lead to moisture intrusion and mold growth behind the walls.
