AC blowing musty smell after filter change, DIY or pro?« Back to Previous Page

The AC in my apartment in Jumeirah Village Circle seems to be blowing a faint musty smell, especially when it first kicks on. It’s been like this for the past couple of weeks and I’m worried it’s making my allergies act up. I’ve changed the basic filter but the smell is still there. Is this something I can fix myself with a coil cleaner or do I need to call a professional HVAC service for a proper cleaning?

Based on your description, this is a classic symptom of microbial growth—likely mold or mildew—within the AC system itself, a very common issue here in Dubai due to our high humidity levels. Simply changing the filter won't solve it, as the contamination is probably downstream on the evaporator coils and in the condensate drain pan, areas you can't easily access or safely clean yourself.

Using a store-bought coil cleaner can be a temporary fix but carries significant risk. If not applied correctly or thoroughly rinsed, it can damage the delicate aluminum fins of the coil or leave residues that actually attract more dirt and moisture, accelerating the problem. More critically, it doesn't address the root cause: excess moisture.

In the UAE, professional HVAC cleaning is regulated by Dubai Municipality standards (e.g., DMS 59:2020) which cover proper disinfection protocols to ensure microbial contaminants are effectively eliminated, not just superficially cleaned. A pro service will use EPA-approved biocides, high-pressure steam cleaning, and ensure the drain line is fully cleared and treated to prevent rapid re-growth. Given that you're already experiencing allergy symptoms, this indicates a established colony that needs proper remediation.

For a persistent musty smell, especially in JVC where building pressurization issues can contribute, a professional inspection is strongly recommended. We can identify the exact source and moisture issue.
