Black mold in closet: DIY or call a professional?« Back to Previous Page

We've lived here for 2 years and just noticed some black spots appearing in the corner of our master bedroom closet where we store our winter clothes. I'm worried it's mold, especially with the humidity rising again, but I’m not sure if it’s a small job I can tackle myself with bleach or if I need to call a professional inspection company. Is this something I should handle on my own?

Based on your description, this is a very common issue we encounter in Dubai properties, and I strongly advise against a DIY approach with bleach. The black spots in your closet are likely mold, fueled by the high ambient humidity, condensation from year-round AC operation, and the organic material of your winter clothes (dust, skin cells, natural fibers). Bleach is a superficial fix; it may remove the visible discoloration on non-porous surfaces but it does not address the underlying moisture source or kill the root structure (hyphae) within the building materials. Furthermore, improper application can release a high concentration of spores into the air, exacerbating the problem and potential health risks.

The UAE's regulatory framework, particularly the Dubai Municipality code, has strict guidelines for indoor air quality and mold remediation to protect occupant health and building integrity. A professional inspection is crucial. Our certified inspectors use tools like borescopes, moisture meters, and thermal imaging cameras to identify the exact moisture source—which could be a small condensation leak from an AC duct, capillary action from the slab, or poor exterior sealing—and assess the full extent of the contamination, often hidden within walls or under flooring. We then take air and surface samples to identify the species, as some types of mold (e.g., Stachybotrys) require more stringent containment protocols.

For a confirmed case like yours, the remediation process involves engineering controls to prevent cross-contamination, HEPA filtration, and the application of UAE-approved antimicrobial agents. Given the climate, we would also provide recommendations on humidity control to prevent recurrence.
