Black mold in bathroom with exhaust fan? Concern for ceiling?« Back to Previous Page
|
We've lived here for 2 years and just noticed black spots forming on the ceiling above the shower in our master bathroom. It’s an internal bathroom with no window, and even though we run the exhaust fan, the steam just doesn't seem to clear out properly. What’s the most effective way to stop this from getting worse, and should I be concerned about the bathroom's false ceiling?

The black spots you're observing on your bathroom ceiling are highly indicative of active mold growth, a common issue in Dubai's climate due to high ambient humidity and the constant use of air conditioning, which creates significant temperature differentials and condensation. Your internal bathroom's lack of a window exacerbates the problem, as it relies solely on mechanical ventilation.
Even with an exhaust fan running, the steam may not be clearing properly due to several factors: the fan's CFM (Cubic Feet per Minute) rating could be undersized for the bathroom's volume, it may be obstructed with dust, or there could be a lack of adequate make-up air for it to function efficiently. The persistent moisture penetrates the ceiling material, providing the perfect environment for mold, particularly the common Stachybotrys chartarum (black mold). The false ceiling is a significant concern. Mold can easily colonize the concealed space above the tiles, where stagnant, humid air is trapped. This hidden growth can compromise the structural integrity of the ceiling materials and lead to widespread spore dissemination throughout your AC system. For an effective, lasting solution, a professional inspection is critical. We use borescopes to inspect the void above false ceilings and employ moisture meters to identify the exact condensation points. Remediation involves not only cleaning the visible surface but also addressing the hidden contamination and the root cause of the moisture. In the UAE, this work should adhere to strict guidelines from entities like the Dubai Municipality to ensure occupant safety and prevent recurrence. To stop it from worsening immediately, ensure the fan runs for at least 30 minutes after showering and consider using a dehumidifier. However, for a definitive assessment and remediation plan, I recommend contacting our certified team at Saniservice.
