Our master bedroom closet on the outside wall of our villa in Jumeirah has started getting a fuzzy black mold on our leather bags and shoes. The weird thing is, it’s only in that one corner. We had the AC unit serviced last month but it's still happening, and I’m worried it’s going to ruin more of our stuff. What’s the best way to treat this for good and what could be causing such a localized problem?

Localized mold like this typically indicates a hyperlocal moisture source, not your AC system as a whole. In Dubai villas, the most common culprit for a single closet on an outside wall is a condensation issue or a minor, hidden water intrusion.

The outside wall is likely a "thermal bridge," where the villa's interior cool air meets the intense outdoor heat, causing condensation to form inside the wall cavity. This trapped dampness creates a perfect microclimate for mold, which then feeds on organic materials like leather and the closet's backing board. A recent AC service wouldn't fix this, as it's an issue with the building's insulation and vapor barrier.

Alternatively, a tiny leak from a pipe running in that wall or a hairline crack in the exterior render could be letting in minimal moisture, enough for mold but not enough to cause a visible water stain yet.

For treatment, simply wiping the mold off won't solve it. The moisture source must be identified and stopped. Move your belongings out immediately to prevent further damage. A professional inspection using a thermal imaging camera and moisture meter is the most effective way to pinpoint the exact cause without destructive investigation. They can identify the condensation point or leak. Once the moisture issue is resolved, the affected area will need proper remediation—cleaning with appropriate antimicrobial agents and potentially replacing the saturated backing board—to prevent regrowth.
