For urgent health and safety issues, Dubai's rental law (Law No. 26 of 2007) allows you to apply to the Rental Dispute Centre (RDC) for a swift resolution. Given the visible black mold and your child's persistent respiratory symptoms, this qualifies as a serious habitability concern. The RDC can issue an order for the landlord to rectify the problem immediately. It is far more effective to have the RDC compel the landlord to pay for both the leak repair and a proper remediation, including professional inspection and testing, than to pay for it yourself and seek reimbursement later, which is a more difficult legal path.

A professional inspection is critical here. The constant humidity and year-round AC use in JLT create a perfect environment for mold, especially from an unresolved leak.
