The AC in my apartment in Jumeirah Village Circle has been leaking a bit, and now I’ve just found a patch of black mold on the back of the wardrobe where the wall is always cold. It’s been getting worse since the humidity spiked last week. What’s the best way to handle this safely, or should I just call my building management first?

Mold behind a wardrobe from an AC leak is a common issue in Dubai, particularly in areas like JVC where high humidity and constant AC use create perfect conditions for condensation. The immediate risk depends on the extent; a small patch might be manageable, but given the leak and the fact it's growing, professional assessment is strongly advised.

For any structural moisture leak, your first call should be to building management. Dubai Law No. 26 of 2007 and the Strata Law place responsibility for repairing leaks originating from central AC systems or building infrastructure on the property management. Document the leak and mold with photos before you call, as they are obligated to fix the source.

While waiting for management, you can carefully clean a very small patch (under one square foot) yourself. Wear an N95 mask and gloves. Wipe the area with a diluted detergent solution, not bleach, as bleach does not kill the root and can worsen indoor air quality. However, this only addresses the visible growth, not the moisture problem or potential hidden mold inside the wall cavity.

Given the leak and the cold wall, the moisture is likely trapped within the partition. This often requires professional remediation to properly dry the structure and prevent regrowth, which is almost guaranteed otherwise. A certified inspector can use moisture meters and thermal imaging to assess the full extent behind the wall, a critical step the building handyman will likely skip. They can also provide a documented assessment for your management company if needed.
