Is my landlord required to fix urgent bedroom mold?« Back to Previous Page

The wall behind the wardrobe in our master bedroom in Jumeirah Village Circle has these black speckles and the room constantly smells damp, even though we run the AC. I only noticed it when I moved the furniture to clean a couple of weeks ago. Given how humid it's been, how urgent is it to get a professional mold remediation company involved, and is this something my landlord is legally required to fix immediately?

This situation in your Jumeirah Village Circle villa requires immediate attention. The combination of a constant damp smell and visible black speckling strongly indicates an active mold colony, likely feeding on moisture from a hidden source like a condensation leak or capillary rise from the foundation.

In Dubai, the landlord's responsibility for repairs is governed by your tenancy contract and Law No. (26) of 2007. The landlord is generally obligated to maintain the property and ensure it is habitable. A mold issue stemming from a structural defect, such as a hidden water leak, inadequate insulation, or faulty waterproofing, is typically their legal and financial responsibility to rectify. However, if the cause is determined to be tenant-related (e.g., blocking the AC vent with furniture, not ventilating the bathroom), the cost may fall to you.

Given the urgency, document everything with time-stamped photos and videos of the mold and the damp smell. Formally notify your landlord or property management company in writing, describing the issue and its potential health risks. They should arrange for a professional inspection to identify the moisture source.

Do not attempt to clean this yourself. Disturbing the mold can aerosolize spores, spreading the contamination. A proper remediation involves identifying and stopping the water intrusion, containing the area, and safely removing the affected materials. The high humidity here means mold can regrow quickly if the root cause isn't fixed. A professional assessment is the critical first step to resolving this permanently.
