Is urgent AC leak mold an emergency or can it wait?« Back to Previous Page

The AC in my bedroom has been leaking a little onto the carpet for maybe a week or two, but I've been too busy to deal with it. Now I'm seeing a few black spots starting to form on the skirting board and the room has that damp smell. Given the humidity here, is this something I need to call maintenance about urgently this week, or can it wait until the weekend?

Yes, this needs attention within days, not weeks. The combination of persistent moisture from the AC leak and Dubai's high ambient humidity creates an ideal environment for rapid mold growth. What you see on the skirting board is likely just the surface manifestation; the moisture has probably wicked into the wall cavity and carpet backing, where a larger colony can develop unseen.

For a leak of one to two weeks, the primary risk is structural damage to building materials and the spread of mold, which can become costly to remediate. The damp smell indicates active microbial growth. While not always an immediate health emergency for most, it can cause sinus congestion, irritation, and worsen allergies, especially in a bedroom where you spend hours sleeping.

Call building maintenance immediately to stop the water source—this is the critical first step. They need to repair the drain line or condensation pan. For the existing mold and dampness, a professional inspection is strongly recommended to assess the extent of the damage behind the walls and under the carpet. Proper remediation involves removing and drying affected materials, not just wiping visible spots, to prevent regrowth. Addressing it this week can prevent a much larger problem.
