How to properly inspect for mold source in bedroom?« Back to Previous Page
|
We've lived here for 2 years and just noticed a bunch of black spots forming along the edges of the ceiling in our master bedroom. It's on an interior wall, and with the humidity lately, it seems to be getting worse. I’m really worried it’s mold and that it’s affecting our AC unit, which is right there. What’s the best way to get a proper mold inspection done here to find the source of the moisture and not just clean the surface?

A proper mold inspection requires identifying both the mold and its moisture source—surface cleaning alone won't solve it. In Dubai's high humidity, interior wall growth often stems from a hidden leak or, more commonly, condensation from AC supply ducts running through the ceiling void. The cold air inside the duct causes the surrounding air to reach dew point, leading to constant dampness in the insulation and ceiling board.
A thorough inspection should start with a moisture meter to quantify water content in the ceiling and wall, pinpointing the wettest areas. An infrared thermal camera can then reveal temperature differences that indicate hidden dampness or condensation points, often tracing back to poorly insulated AC ducts. The black spots themselves should be tape-lifted for a lab analysis to identify the species, as this determines the required remediation approach. For this situation, I would recommend a professional assessment. Look for an inspector who provides a detailed report with moisture readings, thermal imaging photos, and definitive lab results identifying the mold type. This evidence-based approach is the only way to locate the root cause and ensure the fix is permanent. |
