Am I responsible for black mold in my rental apartment?« Back to Previous Page
|
We've lived here for 2 years and just noticed a bunch of black mold in the corner of our bedroom closet, which is on an interior wall. The apartment is in Jumeirah and I feel like the humidity has made it worse over the last few months. Am I responsible for cleaning this and paying for any repairs, or is this something my landlord needs to handle?

Your responsibility for black mold in a rental apartment depends on the cause. According to standard Dubai tenancy contracts, landlords are responsible for fixing issues related to the building's structure and maintenance, such as water leaks from pipes or seepage through walls. Tenants are typically responsible for damage caused by their own negligence, like failing to use the AC, which leads to excess humidity.
Given the mold is on an interior wall in Jumeirah, the high ambient humidity is a major factor. This is a very common issue here due to condensation forming on cold walls behind furniture or in closets. First, notify your landlord in writing immediately with clear photos. They are generally obligated to investigate and repair the source of the moisture, which could be an internal leak or inadequate insulation. While you await their response, move items away from the affected area and improve air circulation. Wipe the visible mold with a diluted vinegar solution, but this is only a surface fix. The underlying moisture problem must be addressed to prevent regrowth. For extensive mold, a professional inspection is advised to identify the exact moisture source and species of mold, as this report can be crucial for discussions with your landlord about remediation responsibility. |
