Is landlord responsible for mold cleanup in rental apartment?« Back to Previous Page
|
My kids have been coughing and I suspect it’s from this black fuzzy stuff that’s been spreading in the corner of our master bedroom closet for a couple of months. We’re in a rented apartment in Jumeirah and the AC is always running. Is it my responsibility as a tenant to handle the cleanup, or is my landlord legally required to fix this since it might be a building ventilation issue?

In Dubai's rental properties, the landlord is generally responsible for resolving the underlying cause of mold, while the tenant is responsible for general cleaning and maintenance. The black mold in your closet is likely due to a persistent moisture source, which the landlord must fix. This is often a building-related issue like poor insulation causing condensation, a leaking pipe in the wall, or faulty AC drainage.
Your first step is to formally notify your landlord or property management company in writing, with photos. They are obligated under Dubai law to address defects that affect the property's habitability. Since the mold is extensive and your children are experiencing symptoms, you should request a professional inspection to identify the exact moisture source. Do not attempt to clean significant growth yourself, as improper handling can aerosolize spores. Given Jumeirah's high humidity and constant AC use, condensation is a common culprit. The AC might be creating a cold spot on that wall where moisture accumulates. A proper remediation involves fixing the moisture intrusion first, then having professionals safely remove the contaminated materials. For health concerns linked to prolonged exposure, a lab test can identify the mold species, which is useful documentation for your landlord. |
