Black mold under AC leak: DIY fix or call professional?« Back to Previous Page
|
The AC in our Jumeirah villa has been leaking a bit onto the bedroom carpet, and now I’ve just peeled back the corner and found a patch of black, fuzzy mold underneath. It’s been leaking on and off since the last major humidity spike a few weeks ago. What’s the most effective way to kill this and make sure it doesn’t come back, or is this a job for a professional company here?

A leak from an AC unit onto carpet in a Dubai villa is a serious moisture issue. The black growth you see is likely a colony that developed from the constant dampness, especially after recent high humidity events. The immediate concern is stopping the moisture source and assessing the extent.
For a small, surface-level patch (under one square meter), a careful DIY approach is possible. First, fix the AC leak—this is non-negotiable. Then, wearing an N95 mask and gloves, apply a diluted white vinegar or hydrogen peroxide solution to the affected carpet and underlying pad. Scrub gently, then extract as much moisture as possible. A wet-dry vacuum is essential. You must then dry the area completely within 24-48 hours using strong dehumidifiers and fans; opening windows often introduces more humid air, counterproductively. However, given the material—carpet and its backing are porous—mold roots can penetrate deeply where DIY cleaning cannot reach. If the staining is extensive, if the musty odor persists after cleaning, or if the leak has been ongoing for weeks, the carpet pad and potentially a section of the carpet itself need to be removed and replaced. This is a common outcome in our climate where humidity slows drying and promotes regrowth. For peace of mind and to verify the space is safe, a professional inspection is strongly recommended. They can use moisture meters to find hidden dampness in walls or subfloors and perform air or swab testing to identify the species and confirm remediation was successful. This is the most effective way to ensure it doesn’t come back. |
