Black mold on bedroom wall, landlord cover treatment in Dubai?« Back to Previous Page

We've lived here for 2 years and just noticed a bunch of black, speckled spots spreading along the wall behind our bedroom wardrobe. It's the wall that faces the outside of the building. I'm really worried because my youngest has been having allergy symptoms for the past couple of weeks. What's the best way to get this professionally treated in Dubai, and will the landlord typically cover the cost for this?

Black mold behind furniture on an exterior wall is a common issue in Dubai, often caused by a combination of high humidity and thermal bridging, where the cold interior wall meets the warm exterior, creating condensation. This damp environment allows mold to thrive.

For a professional assessment, you need a certified mold inspection that includes moisture mapping and air/surface sampling. This identifies the species and moisture source, which is critical for effective remediation. In Dubai, the treatment typically involves isolating the area, removing contaminated materials like drywall, HEPA vacuuming, and applying antimicrobial solutions. Addressing the root cause, such as improving insulation or fixing external water seepage, is essential to prevent recurrence.

Under Dubai rental law (Law No. 26 of 2007), structural repairs and issues related to the building's integrity are the landlord's responsibility. Since this is on an exterior wall and likely due to condensation or seepage from the building envelope, the landlord is typically obligated to cover the cost of both the investigation and the remediation. Document the issue thoroughly with photos and dates, then formally notify your landlord or property management company in writing. They should arrange for the necessary repairs. For immediate health concerns related to your child's allergies, consider temporarily relocating them from the room until the issue is resolved.
