Is the landlord responsible for AC-related mold?« Back to Previous Page

The AC in my bedroom has been leaking a bit for a couple of months, and now I’ve found a patch of black, fuzzy mold spreading on the wall behind the headboard. The humidity has been terrible lately and it’s definitely gotten worse. Is removing this mold my responsibility as the tenant, or should my landlord handle it since it’s related to the AC issue?

Under UAE tenancy law, the landlord is typically responsible for maintaining the structural integrity of the property and its major systems, including the AC unit. Since the mold growth is a direct result of a leaking AC, which is a maintenance issue, this falls under the landlord's obligation to provide a habitable dwelling.
Your first step is to formally notify your landlord or property management company in writing, with clear photos of both the leak and the mold. Mention that the persistent humidity and AC malfunction have created the condition. They are generally obligated to arrange for the AC repair and the subsequent mold remediation. For extensive growth, a professional inspection is wise to assess the full extent, as mold can spread inside wall cavities from a persistent leak. In Dubai's climate, where high humidity and year-round AC use are standard, a small leak can quickly lead to a major mold problem. Do not attempt to clean it yourself with bleach, as this can aggravate spores and fail to address the root moisture problem. The AC must be repaired first, then the affected area properly remediated to prevent recurrence and potential health issues from prolonged exposure. |
