Is AC mold in our villa making us sick?« Back to Previous Page

The AC vent in our Jumeirah Park villa bedroom has been blowing out a really damp, earthy smell for the past couple of months. My husband has developed a constant stuffy nose and I’ve been getting headaches that seem to clear up when I’m at work all day. I wiped inside the vent and the cloth came away black and dusty. Could this be mold making us sick and how do we get our landlord to take it seriously?

The symptoms you describe – the damp smell, black dust, and your husband's congestion and your headaches – are strong indicators that mold in your AC system is likely the cause. The UAE's high humidity and constant AC use create a perfect environment for mold growth in ducts and drip pans, where condensation accumulates. When the AC blows, it aerosolizes spores and fragments into your living space, which can trigger allergic reactions and respiratory irritation.

Your findings are credible evidence. To get your landlord to act, you need to move from suspicion to documentation. Under Dubai's rental laws (Law No. 26 of 2007), landlords must provide a habitable property, and a contaminated AC system affecting health can be considered a defect.

I recommend a professional indoor environmental assessment. A proper inspection doesn't just look at the vent; it uses borescopes to examine deep inside the ductwork and often includes air or surface sampling sent to an accredited microbiology lab. A lab report identifying specific mold species and concentrations provides the concrete, third-party evidence a landlord cannot easily dismiss. This report, coupled with a formal written request citing your right to a healthy living environment, is the most effective way to compel action for a proper HVAC cleaning and mold remediation.
