The AC in our apartment in Jumeirah has been leaking a bit for the last few weeks, and now I’ve just pulled back the corner of the carpet in the bedroom and found a patch of black, fuzzy mold about the size of a dinner plate. I’m really worried about my toddler breathing this in. First, call your landlord or building management immediately. Under Dubai rental law (RERA), landlords are responsible for maintaining the property's structure and essential systems, including AC units and addressing leaks that cause damage like this. Document the leak and mold with photos and send them in a written notification.

Do not attempt to clean this yourself, especially with a toddler. Disturbing the mold can release a high concentration of spores into the air. The size and cause (an ongoing leak) indicate a professional remediation is needed.

For a situation involving a child's health, you need a certified mold inspection and remediation company, not a general cleaner. Look for a provider that uses IICRC-certified technicians and, crucially, can provide before-and-after lab testing to verify the spore count has been returned to safe levels. This is standard for reputable companies in the UAE. They will contain the area, safely remove the contaminated carpet section, and use HEPA filtration to clean the air.
