Our family villa in Jumeirah has felt really humid lately. I just pulled our leather sofa away from the wall to clean behind it and found a huge patch of black and green mold spreading across the skirting board and up the wall. I think it might be from a small leak in the AC unit that's on that wall. What's the best way to deal with this and who should I call first, a mold specialist or an AC repair company?

Call a certified mold inspector first. The AC leak is the source, but the mold is now a separate contamination issue requiring proper assessment and remediation. A specialist will determine the extent of the spread, identify the species (some common types in Dubai, like Cladosporium and Aspergillus, can aggravate allergies), and create a remediation plan to safely remove it and prevent spores from spreading.

The AC company should be called second, but only after the mold inspector has documented the source. They will fix the condensate drain line or unit leak. This two-step process is critical because fixing the AC without properly remediating the mold first will leave the contamination in your walls, where it will likely regrow.

In Dubai's high humidity, this situation is common. Mold can spread behind walls and under flooring much further than what's visible. A proper inspection often involves moisture meters and borescopes to see inside cavities. For a villa in Jumeirah, ensure any company you hire follows DM and DHA guidelines for remediation, which include containment of the area and HEPA filtration to protect the rest of your home during the work.
