The AC in my apartment in Jumeirah seems to be leaking a bit of water into the closet where the unit is housed. I wiped up the small puddle a few days ago, but now I’m seeing small black specks starting to form on the wall behind the clothes. I’m really worried this is the start of black mold, especially with the humidity. What’s the best way to treat this small area now and prevent it from coming back?

The black specks are likely Stachybotrys or Cladosporium, both common in Dubai due to our high humidity and AC condensation. A small, visible patch often indicates a larger colony inside the wall or AC unit.
For the wall, wear an N95 mask and gloves. Wipe the area with a solution of diluted white vinegar or a dedicated mold cleaner. Do not use bleach, as it only removes the colour and can push spores deeper. Dry the area completely with a fan. However, this only addresses surface growth; the underlying moisture source must be fixed. The priority is stopping the AC leak. This is often a clogged condensate drain line, common when units run constantly. A certified HVAC technician should clear the line and check the drain pan. To prevent recurrence, ensure the closet door is left ajar for airflow and consider a small moisture absorber. For a leak that has penetrated the drywall, professional assessment is needed, as internal mould contamination requires cutting out and replacing the affected section. In Dubai, remediation companies should follow DM and DHA guidelines. If the specks return after cleaning, or if anyone experiences persistent headaches or respiratory issues, a lab test to identify the species is advised to confirm the health risk and appropriate treatment. |
