How to permanently kill and prevent bedroom mold from AC leak?« Back to Previous Page

The AC in our bedroom has been leaking a little water onto the carpet for a couple of weeks, and now I’m seeing these small black spots forming on the wall behind the unit. We’ve had the maintenance guys out to fix the leak twice already but it keeps coming back. What’s the best way to kill this mold for good and stop it from returning, especially with this humidity?

The black spots are likely mold growth, fueled by the constant moisture from the leak and our high Dubai humidity. Simply wiping it away won't work; the root cause must be addressed.
First, the recurring AC leak must be permanently fixed. Request a full diagnostic from a certified HVAC technician to identify the underlying issue, which could be a clogged drain line, low refrigerant, or a faulty installation. A temporary patch will not suffice. For the existing mold, the wall material is key. If it's porous like drywall, the affected section likely needs to be cut out and replaced after the area is completely dry. Surface cleaning on a porous material will not remove the roots. For non-porous surfaces, scrubbing with a detergent solution can be effective, but containment is crucial to prevent spores from spreading to other rooms. Preventing its return is about moisture control. After the leak is fixed, use a dedicated dehumidifier in the room for several days to thoroughly dry the carpet, wall cavity, and subfloor. This step is critical in our climate. Ensure your AC unit is serviced regularly to maintain proper drainage and cooling efficiency, which minimizes condensation. For a situation with a recurring leak and visible growth, a professional inspection is strongly recommended. They can properly assess the extent of the hidden moisture damage behind the wall and perform remediation under containment to protect the rest of your home. |
