AC mold issue: DIY clean or call maintenance?« Back to Previous Page
|
The AC in my apartment in Jumeirah seems to be blowing out a faint, damp smell every time it kicks on, and I’ve started noticing small black spots around the vent in my bedroom. It’s been getting worse since the humidity started rising a few weeks ago. What’s the best way to clean this myself to stop it from spreading, or should I just call my building’s maintenance immediately?

The damp smell and visible black spots around your AC vent are classic signs of mold growth, a common issue in Dubai due to high humidity and constant AC use. The condensation inside the unit's ducts creates an ideal damp environment for mold.
For a minor issue, you can clean the visible vent cover yourself. Turn the AC off at the circuit breaker. Remove the vent cover and wash it with a solution of warm water and a few drops of dish soap, scrubbing the spots away. Wipe down the immediate area around the opening inside the duct with a damp cloth and a small amount of the same solution. Never use bleach, as it can release harmful fumes and doesn't prevent regrowth. However, the smell indicates the growth is likely deeper within the system, in the evaporator coils or drip pan, which you cannot safely access. DIY cleaning only addresses surface-level symptoms and will not solve the underlying moisture problem. Spores disturbed during cleaning can also spread the contamination. Given the symptoms are worsening with humidity, this suggests an active and established colony. The best course is to contact your building's maintenance immediately. Under Dubai regulations, building management is typically responsible for the maintenance of central AC systems and ductwork. They should send a certified HVAC technician to inspect and clean the entire system, not just the vents. For persistent issues, a professional mold inspection with air or surface sampling can identify the species and concentration, which guides the appropriate remediation method. |
