The AC in my apartment seems to be leaking a bit of water onto the wall behind the dresser in our master bedroom. We've lived here for 2 years and just noticed a patch of black mold growing there when we moved the furniture. I’m worried about it spreading or affecting our health. Black mold from AC condensation leaks is common in Dubai's climate due to high humidity and constant AC use. For a small patch (under one square foot), you can clean it yourself safely.

First, address the moisture source. The AC drain line is likely clogged or disconnected; have it inspected and cleared by a licensed technician to stop the leak. For cleaning, wear an N95 mask, gloves, and eye protection. Isolate the area by closing the door and opening a window if possible. Scrub the affected wall with a mixture of detergent and water. Avoid using bleach, as it doesn't prevent regrowth and can damage surfaces. After cleaning, ensure the area is completely dry—a fan directed at the wall for 24 hours helps immensely.

Prevention is key. Keep the room well-ventilated and maintain relative humidity below 60% using a dehumidifier, especially during the more humid summer months. Ensure your AC unit is serviced professionally at least twice a year to keep drain lines clear and drip pans clean.

However, if the mold covers a large area (more than a square meter), has a musty odor permeating the room, or if anyone in the household experiences persistent respiratory issues, a professional inspection is strongly recommended. They can perform a moisture survey to find hidden dampness and conduct air or surface sampling to identify the mold species and concentration, which dictates the correct remediation protocol. In many villas and older buildings, the mold can spread inside wall cavities from a slow leak, which requires specialized equipment to address properly.
