We've lived in our Jumeirah villa for 2 years and just noticed a patch of black mold in the corner of our master bedroom closet, on the wall that faces the outside. It wasn't there during the summer, but since the weather got cooler and more humid, it's appeared and has a really damp smell. What's the most effective way to treat this existing mold and what can I do to stop it from coming back next season?

Black mold in a closet on an exterior wall is a classic sign of condensation, which is very common here during the cooler, more humid months. The wall temperature drops, and moisture from the humid air condenses on it, creating the damp environment mold needs to grow.
To treat the existing mold, first address safety. Wear an N95 mask and gloves. For a small patch, scrub the area with a mixture of white vinegar and water or a dedicated mold cleaner. Avoid bleach, as it only removes the surface colour and does not address the root moisture problem. After cleaning, allow the area to dry completely. Be aware that disturbing mold can release spores, so if the patch is larger than one square meter, the area is not well-ventilated, or you have health concerns, a professional inspection is strongly advised to assess the situation safely. Preventing its return is entirely about controlling moisture. The core issue is the "thermal bridge" – the cold spot on the exterior wall. To solve this, improve insulation on that specific wall to keep its surface temperature closer to the room's temperature, preventing condensation. You must also reduce the humidity in that enclosed space. Keep the closet doors slightly ajar to allow air circulation from the room. Consider using a small renewable desiccant dehumidifier inside the closet. Ensure your villa's AC is running efficiently, as a properly functioning system is your primary tool for dehumidifying the entire home's air.
