How to permanently stop mold in my closet wall?« Back to Previous Page

My master bedroom closet on the inside wall has a recurring patch of black mold that I have to wipe away every few months. I'm in a villa in Mirdif, and it seems to get worse when the weather is really humid, especially after the winter rains. I’m worried it’s coming from inside the wall itself. What is the most effective, long-term solution to kill the mold at its source and prevent it from coming back for good?

The recurring mold indicates a persistent moisture source, likely inside the wall. Simply wiping it away addresses the symptom, not the cause. In Dubai's climate, this is often due to condensation from an improperly insulated cold water pipe running inside the wall or a minor, hidden leak from an adjacent bathroom or the roof.

For a permanent solution, the wall must be opened to locate and fix the moisture source. This involves identifying and insulating any cold pipes or repairing any leak. The affected drywall and insulation are usually too contaminated to save and must be removed. The cavity should then be treated with an antimicrobial solution, dried completely with professional air movers, and rebuilt with new, mold-resistant materials.

To prevent recurrence, address the room's humidity. Ensure your AC is running efficiently and the room is kept consistently cool to reduce condensation. Using a standalone dehumidifier in the room, especially during humid winter months, can help maintain a relative humidity level below 60%, which is critical for preventing mold growth.

Given the location and recurring nature, a professional inspection is strongly recommended. They use moisture meters and thermal imaging cameras to pinpoint the exact source of water intrusion without unnecessary demolition. For villas, verifying proper exterior waterproofing and drainage away from the foundation is also a key step.
