Is landlord responsible for mold removal in my closet?« Back to Previous Page

My bedroom closet on the outside wall has started to get these black speckles, and all my clothes smell damp. It’s gotten much worse since the heavy fog and humidity last week. I’ve been in this Deira apartment for about a year and it wasn't an issue before. Am I responsible for cleaning this myself, or is the landlord supposed to handle and pay for the mold removal?

Landlords in Dubai are generally responsible for remedying mold caused by structural or maintenance issues, like a leaking pipe, faulty waterproofing, or inadequate insulation in an external wall. The persistent high humidity here can exploit any minor flaw in a building's envelope. However, if the mold is determined to be a result of tenant negligence—such as severe lack of ventilation or failure to use the AC—the responsibility could shift.

Your situation in Deira, worsened by the recent heavy fog, points strongly to a moisture intrusion or condensation issue. Closets on external walls are common cold spots where condensation forms, especially if the AC is not running consistently to manage humidity levels year-round. Since the problem wasn't present when you moved in and has appeared suddenly, it is highly likely a building-related issue.

You should formally notify your landlord or property management company in writing immediately, with clear photos. They are typically obligated to send a technician to investigate and address the source of the moisture. Do not attempt to remove it yourself with bleach, as this can worsen airborne spores and only addresses the surface stain, not the root cause.

For a definitive assessment of responsibility, a professional inspection can identify the moisture source. If the landlord is unresponsive, you may reference the rental law stipulation that a property must be maintained in a habitable condition. In many cases, resolving the underlying moisture problem is the landlord's duty, while the actual cleaning of surfaces may be negotiated.
