AC leaking and mold in Dubai apartment: who to call first?« Back to Previous Page
|
The AC in my apartment seems to be leaking a bit of water onto the carpet in our master bedroom closet, and now I’ve found a patch of black mold on the back wall and it smells damp. We’re in a high-humidity building in Jumeirah Lakes Towers and I’m worried it will just come back if we don’t fix the root cause. What’s the best way to permanently fix this in our Dubai climate, and should I call building maintenance for the AC or a specialized mold removal company first?

Call building maintenance for the AC leak immediately. In Dubai, this is almost always the landlord's responsibility. The continuous water intrusion is the root cause, and no mold remediation will be permanent until the moisture source is stopped. High humidity and constant AC use in JLT create perfect conditions for rapid mold regrowth if the underlying leak persists.
Once maintenance has confirmed the AC drip pan, drain line, or insulation is repaired and the area is dry, then address the mold. For a contained area like a closet, a professional remediation company can properly remove the affected drywall and treat the area to prevent recurrence. They use containment and air filtration to stop spores from spreading to other rooms. Given the visible black patch and damp smell, a professional inspection is advised to assess the extent behind the wall. They can also verify the cleanup was successful, often with post-remediation testing. This two-step process—fix the leak with maintenance, then remediate the mold—is the most effective way to resolve it permanently in our climate. |
