How to fix mold from AC vent in Mirdif villa?« Back to Previous Page

The AC unit in my master bedroom in our villa in Mirdif seems to be constantly damp around the vents, and we’ve started seeing black spots on the wall nearby. We run the AC 24/7, but I’m worried the insulation might be faulty. What’s the best way to get this professionally cleaned and what can we do to stop the mold from coming back completely?

Constant dampness and black spots indicate a condensation issue, likely from faulty insulation in the AC ductwork, a common problem in villas where ducts run through hot attics. The extreme temperature differential between the cold air inside and the hot space outside causes excessive sweating on the ducts, creating a perpetual moisture source for mold.

For a proper fix, a professional inspection is essential to locate the exact source of the moisture. The remediation process typically involves several steps: isolating the contaminated area with negative air pressure to prevent spores from spreading, removing and safely disposing of the moldy drywall or insulation, and then thoroughly HEPA vacuuming and antimicrobial cleaning of the AC ducts themselves.

To prevent recurrence, the root cause must be addressed. This often means repairing or replacing the compromised duct insulation to stop the condensation. Ensuring your AC unit is correctly sized and maintained to remove adequate humidity is also critical in Dubai's climate. Running a dehumidifier in conjunction with your AC can help maintain indoor humidity levels below 60%, making it harder for mold to regrow. After remediation, a post-verification test by a third-party lab is the only way to confirm the area is truly clean.
