How to handle AC leak and black mold in Dubai?« Back to Previous Page

The AC in our apartment in Al Barsha seems to be leaking, and now we’ve discovered a patch of black mold on the wall behind the bedroom wardrobe. It’s been getting worse since the humidity spiked a couple of weeks ago, and I’m worried about it spreading. What’s the best way to handle this properly, and can anyone recommend a reliable and affordable mold removal company that actually gets the job done?

First, address the AC leak immediately. Turn off the AC unit and contact your building maintenance to fix the source of the water intrusion; this is the most critical step to prevent the mold from returning. In Dubai's climate, continuous condensation from a faulty AC unit creates a constant moisture source that mold thrives on.

For the existing mold, a small patch (under one square meter) on a non-porous surface like painted drywall can sometimes be cleaned with a solution of detergent and water. However, because it's behind a wardrobe, the extent of the growth is likely larger than visible, and porous materials like drywall and insulation can harbour hidden infestations. Given the location and description of it spreading, a professional inspection is strongly recommended to assess the full scope.

Reliable remediation involves containment to prevent spores from spreading, safe removal of contaminated materials, HEPA vacuuming, and antimicrobial treatment of the area. The company should provide before-and-after testing to verify the spore count has been returned to safe levels. Look for providers with certified mold remediator credentials (like IICRC) and their own microbiology lab, as this allows for proper identification and post-remediation verification, which is the best indicator of a thorough job. Avoid companies that promise to "eliminate" mold or only offer fogging without addressing the moisture source.
