Should we urgently check AC for mold or wait?« Back to Previous Page

We've lived here for 2 years and just noticed a small patch of black mold in the corner of our bedroom closet, but the bigger issue is the AC unit in the hallway has started blowing out a really damp, earthy smell whenever it kicks on. It's been like this for about two weeks now. With the humidity lately, I'm worried it's spreading inside the vents even though I can't see it yet. How urgent is it to get a professional to check the AC system, and can this wait until the weekend or should I be calling someone immediately?

That damp, earthy smell from your AC unit is a significant indicator of microbial growth, likely mold, within the system. Given Dubai's high humidity and the fact that AC systems are a primary condensation point, this environment allows mold to thrive out of sight. The patch in your closet suggests elevated humidity levels in the living space itself.

This situation warrants professional attention within the next few days, not necessarily an emergency call-out tonight. The combination of visible growth and a musty odor from the vents means the issue is active and the AC is likely distributing spores. For individuals with allergies, asthma, or other respiratory sensitivities, the risk of irritation is higher and action should be prioritized.

A proper inspection involves using a borescope to look inside the ductwork and air handling unit, not just a visual check of the vents. The goal is to identify the moisture source and the extent of contamination. Remediation involves containing the area, physically removing the growth, and applying antimicrobial treatments, followed by verification, often through post-remediation testing, to confirm the environment is stabilized. Simply spraying a fragrance will not solve the underlying problem.

You can take immediate steps: ensure your AC drain line is not clogged by checking if water is draining properly from the outdoor pipe, and keep the closet door open to improve air circulation. Schedule an assessment with a provider that can document their findings and methodology.
