The AC vent in my master bedroom in our Jumeirah villa has been blowing out a faint, damp smell for the last couple of weeks, and this morning I spotted a few small black spots around the edge of the vent. We run the AC constantly, especially now in the summer. What’s the most effective way to clean this myself to stop it from spreading, and should I be getting our building’s maintenance team to look at the main unit?

The black spots and damp smell indicate microbial growth in your AC system, a common issue in Dubai's climate due to high humidity and constant AC use creating condensation.

For the vent cover, you can clean it yourself. Remove the vent cover carefully. Wash it with a solution of warm water and a few drops of mild detergent, scrubbing the black spots with a soft brush. Rinse thoroughly and let it dry completely before reinstalling. Do not use bleach or harsh chemicals, as they can damage surfaces and release harmful fumes into your air.

However, this only addresses the visible symptom. The main growth is likely inside the ductwork or on the cooling coils, which you cannot access. The damp smell points to moisture accumulation in the system itself. For this, you must involve your building's maintenance team. They need to inspect the main unit, specifically the evaporator coils and drip pan, for standing water and biological growth. Dubai Municipality's guidelines for building maintenance require regular servicing of central AC systems to prevent such health hazards.

Given the growth is already visible and causing an odor, a professional inspection is strongly recommended. They can assess the full extent of the contamination, which often requires specialized equipment to clean internal components properly. In many cases, a lab test to identify the mold type is advised, especially in a bedroom, to understand any potential health risks and confirm the cleanup was effective.
