Black mold in closet: DIY or call building management?« Back to Previous Page
|
We've lived here for 2 years and just noticed a bunch of black spots growing on the back of our bedroom closet, which is on the wall facing the outside. It’s been really humid lately in Dubai and I’m worried it’s mold. What’s the best way to handle this ourselves, or should I call our building management first?

Based on your description, this is a classic case of mold growth driven by Dubai's high ambient humidity and a likely thermal bridge or condensation point on the exterior-facing wall. The black spots indicate active colonization.
Your first step should be to contact your building management or landlord immediately. Under Dubai Municipality regulations (Public Health & Safety), building owners are responsible for addressing structural issues leading to dampness and mold, such as potential water ingress from faulty external cladding, leaking AC condensation lines within the wall, or insufficient insulation causing condensation. Document the issue with clear photographs and formally notify them in writing. This creates a necessary paper trail. While awaiting their response, avoid DIY cleaning with bleach or other household products. These are ineffective on porous surfaces, can spread spores, and do not address the moisture source. For a contained area, you may carefully wipe the visible growth with a damp cloth and a solution of detergent and water, wearing an N95 mask and gloves. However, this is only a superficial measure. Given the location on an exterior wall, the root cause is almost certainly hidden within the wall cavity. A professional inspection is strongly recommended. We at Saniservice use thermal imaging cameras and moisture meters to pinpoint the exact condensation source and assess the full extent of the contamination, which is often not visible. DIY attempts can inadvertently exacerbate the problem. For a definitive assessment and remediation plan to ensure the health of your home, please call our experts at 800-MOLDS (800-66537) or email hello@saniservice.com. We can also liaise directly with your building management to provide the technical report they will require to authorize repairs. |
