The AC vent in our master bedroom in our Jumeirah villa has been leaking a little bit of condensation, and now I’m starting to see tiny black specks around the edges of the vent. It’s been incredibly humid the last few weeks and I'm worried this is the start of a bigger problem. What’s the best way to clean this safely and who should I call to fix the underlying condensation issue for good?

The black specks are almost certainly mould, a common result of condensation from a leaking AC vent in Dubai's high humidity. This is a two-part issue: the mould itself and the moisture source feeding it.

For the visible mould on the vent, a DIY wipe with a dilute white vinegar or hydrogen peroxide solution can remove the surface growth. Wear an N95 mask and gloves to avoid inhaling spores. However, this only addresses what you can see; mould often grows deeper inside the ductwork.

The critical fix is stopping the condensation leak, which is likely due to a blocked condensate drain line or insufficient insulation around the ducting. This requires a certified HVAC technician to diagnose and repair permanently. In villas, sun-exposed ductwork can also sweat excessively. Simply cleaning without fixing the leak guarantees the mould will return.

Given the location in a bedroom and the ongoing moisture, a professional inspection is prudent. They can use borescopes to check duct interiors and moisture meters to identify hidden dampness. If the problem has persisted for weeks, lab testing of a swab sample can identify the mould type, which is important for assessing potential health risks and determining the correct remediation protocol. For persistent issues, companies with microbiology labs can provide the most definitive diagnosis and clearance testing post-remediation.
