Black mold on baseboards: clean myself or call management?« Back to Previous Page
|
We've lived here for 2 years and just noticed a bunch of black spots growing along the baseboards in our master bedroom. I think it might be from condensation from the AC unit, as the wall is always cold there. The room has felt a bit damp lately. What’s the most effective way to clean this myself, or should I call my building management immediately?

The black spots are likely mold, and your observation about AC condensation is a common cause here. In Dubai's high humidity, the constant cooling of walls by AC units creates a perfect environment for mold growth, especially on cold surfaces like baseboards.
For a small, surface-level area (less than one square meter), you can clean it yourself. Wear an N95 mask and gloves. Scrub the area with a mixture of detergent and water, then wipe with a diluted bleach solution (one part bleach to ten parts water). Ensure the room is well-ventilated during and after cleaning. However, the damp feeling suggests a persistent moisture issue that cleaning alone won't fix. The underlying cause—likely improper insulation between the cold wall and the outside heat or a flaw in the AC drainage—must be addressed to prevent immediate regrowth, which can happen within days. You should notify your building management. Dubai Law No. 6 of 2010 and the Dubai Building Code place responsibility on property owners and management to maintain a healthy indoor environment and address structural issues leading to dampness. They need to inspect the wall's insulation and the AC system. For confirmation of the mold type and the extent of the issue, a professional inspection with lab analysis is the most reliable course of action. |
